Money Saving Ideas to Save towards Buying a Home

Saving money for things like a downpayment, closing costs, or just moving expenses can sometimes be a challenge. When I saw this list provided in a Wells Fargo Home Mortgage newsletter, “The Mortgage Market Guide,” I thought I would share just to provide some great ideas for saving that extra money for you to buy a home.

Boost Your Savings…Without Hardly Trying

These days most people would welcome the idea of having more money in their savings account. Here are a few ideas that can help make that possible. And the best part is…you’ll hardly feel it!

Bring Your Lunch to Work – Most people spend $6 (or more) when they buy their lunch, yet spend $2 when they pack it themselves. That’s a potential savings of $20 a week or $1,040 dollars a year.

Durable over Disposable – Using products like Handi-Wipes (semi-disposable rags) as opposed to paper towels, and a rechargeable razor rather than the disposable kind, can save about $200 per year.

Hold an Annual Yard Sale – You should have no problem making at least a hundred bucks. Besides, you’ll get rid of all that household clutter in the process. Whatever you don’t sell can be donated to charity and used as a tax write-off.

Ask for Discounts – From buying airline tickets to paying a medical bill, always ask if there’s a discount to be had. The worst that can happen is you’ll be told no.

Get a Library Card – As opposed to buying a book for $20 or renting a DVD for $4, get it for free. If you average 3 movie rentals a month, you’ll save yourself over $140 a year.

Watch Those Utilities – Changing over to energy-saving light bulbs and low-flow showerheads is a great start. Also, most utility companies offer a home audit you can complete online. If not, go to http://hes.lbl.gov for a virtual inspection of your home. You may be surprised to learn how much energy (and money) you could be saving.

The good news is that suggestions like these are merely a start. Taking the time to discover inefficient habits in your household and making a few minor adjustments can lead to more savings opportunities than you may realize! And that’s great news, both today and in every kind of economy!

Time Running Out on $8,000 Tax Credit for Home Buyers

Act Now for $8,000 Home Buyer Tax Credit

First-time home buyers from should note they have less than six months to take advantage of the current $8,000 tax credit, which expires December 1, 2009.

  • First-time home buyers purchasing any kind of home, new or resale, are eligible for the $8,000 tax credit. 
  • The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase.

Adjust Your Home’s “Sticky” Screen Door

Almost every sliding patio screen door in the world sticks, because few homeowners know they can adjust the rollers that run in the track. You still need to keep the track clean, but adjusting the rollers is the key. Look at the base of the door; you will see two small Phillips screw heads. They will be above the frame or in the side of the door, near the bottom. Tightening these screws lowers the rollers and lifts the door so the door rolls on the rollers without rubbing the frame. See Figure to the right.. Most doors have a similar roller adjustment for the top rollers. If the door is tight or bound in the frame, loosen these top screws to allow the door to be raised when lowering rollers and screws. Don’t adjust the door to the point that it’s squeezed between the top and bottom frame.

Tips to Remove a Broken Light Bulb from a Fixture

vSometimes, especially on exterior light fixtures, the glass bulb breaks away from the metal base. There is no best way to remove the base from the fixture, but here are several options. Before replacing an exterior light, purchase a higher quality bulb with a brass- plated or copper-plated base that will not rust. You could coat the threads with a special dielectric grease available at automotive stores. Dry lubricant, Permatex Anti-Seize, and Vaseline will also work. To remove the broken base, first make sure the power is off. Wear eye protection. Protect the immediate area from broken glass that may remain on the base. I like to use a needle nose pliers to grab the metal rim of the bulb and twist it. You can also jam the nose of the pliers into the base of the bulb to get a grip. Sometimes opening the pliers inside the metal threads will give you a grip. If all else fails, use the needle nose pliers to collapse the metal threads until you can remove them.

WHAT YOU NEED:

  • Steady income source.
  • Good credit. The higher credit scores get the best rates.
  • A down payment. FHA loans require 31/2 percent down, conventional loans require 5 percent down. There may be down payment assistance programs in your area.

WHAT TO DO:

  • Research the market. Use online tools and consult a Realtor®.
  • Be realistic about what you can afford. 
  • Get pre-qualified. Being pre-qualified can give you negotiating power when buying a home.
  • Educate yourself. Gain understating of your loan program. If you don’t understand, ask the lender to explain until you do. Consult a Realtor® to better understand your local real estate market and the home buying process.
  • Understand insurance costs.

There are many “Foreclosure Rescue” scams beginning to surface in light of the government’s moves to help prevent foreclosures. 

 

Here are some things to remember:

  1. There is never a fee to get assistance or information about the government’s Making Home Affordable program.
  2. Beware of anyone who says they can “save” your home if you sign or transfer over the deed to your house.
  3. Never submit your mortgage payments to anyone other than your mortgage company without their approval.
